Construction Underway on New Student Housing Developments

(CHICAGO, September 4, 2024) A new age of student housing is on the horizon as DLR Group partners with Core Spaces on new housing developments for the company’s Hub on Campus brand in various cities nationwide, including two projects under construction in Bloomington, Indiana and Fullerton, California.

Core Spaces, a residential real estate developer, owner, and operator, is working with DLR Group to help with its central goal of bringing unique and dynamic products to the student housing market. The company’s program is set up for success through extensive planning and market research – the Hub on Campus brand provides amenity-rich, ground-up developments, focused on hyper-local design elements and experiences.

Hub Bloomington

Marrying local heritage and natural beauty, the welcoming and inspiring environment at Hub Bloomington was designed with Indiana University Bloomington students in mind. The nine-story, 170-unit, 462-bedroom property pays homage to the region’s rich history and natural surroundings where storytelling and feelings of genuine nostalgia await tenants at every turn. DLR Group’s hospitality-infused approach elevates interior design standards by blending commercial and communal areas to foster a vibrant and dynamic atmosphere. This approach promotes a sense of unity, hyper-locality, and vitality within the development. Playing off the local charm and unique character of the city, expressive art moments are displayed throughout the property. Each unit and amenity space are thoughtfully designed to maximize comfort and functionality, promoting a conducive environment for studying and socializing.

Recognizing the importance of sustainable transportation options, the development is located next to public transit and boasts 246 parking stalls and 96 bike parking stalls, encouraging students to adopt eco-friendly modes of transportation. The building skillfully integrates with the natural topography of the site, utilizing the 30-foot slope to create a visually striking and functional design. 

As a standout feature, the rooftop pool and lounge offer a breathtaking panoramic view of Bloomington, providing a serene and relaxing space for residents to unwind and connect with fellow students. The stunning vista, coupled with comfortable seating areas, creates an ideal gathering spot for socializing and creating lasting memories. The ground floor of the building is dedicated to public spaces and amenities that cater to the needs of the students, providing spaces for fitness, recreation, and communal activities. Whether heading to class or preparing for the city’s bike race, the ground floor also features a garage-like workshop in the commercial space where the community can lounge, socialize, and work on their bikes.

Hub Fullerton

Hub Fullerton is a modern and versatile option for students attending California State University-Fullerton, Hope International University, and Pacific Christian College. The seven-story, 700,000-SF residential building reflects the relaxed nature of Southern California and its student body population. Lush native landscaping, ample outdoor spaces, attention to local contextual materials, and a highly-amenitized program are all curated to make this building stand out from any other residential building in the area.  

Amenity spaces include a large roof deck, pool, hot tub, workspaces, yoga, fitness, spa, coffee shop, outdoor paseo, retail offerings on the ground floor, and resident lounge spaces. The property will offer 359 units and 1,047 beds, including two-story townhomes at grade with private entries and large terrace spaces.  

DLR Group’s design is a reflection of the reserved, down to earth, humble nature of Southern California. The design utilizes natural tones, materials and textures to reflect this laid back but refined state of mind. DLR Group is providing architectural design services for the project. 

Hub Bloomington and Hub Fullerton are two of Core Spaces’ latest student housing developments currently under construction and expected to be completed by May 2025. DLR Group is also working with Core Spaces to bring new Hub properties to market in two additional cities, including Berkeley, California and Ann Arbor, Michigan.
